Does this include first home buyer concessions?

No. Every state offers concessions or exemptions with different price thresholds and eligibility rules, and they change frequently. Check your state revenue office - the saving can be tens of thousands of dollars.

Can I add stamp duty to my loan?

Generally not directly, because duty is payable at settlement and lenders size the loan against the property value. Some borrowers increase the loan against other equity, which is a different transaction with its own approval.
